High Level Cleaning Services in London

We clean the surfaces in commercial and industrial buildings that a floor cleaner cannot reach: ceilings, beams, lights, pipework, vents and high glass, inside and out. Our specialist team works from mobile access platforms, telescopic systems and, where the building needs it, rope access, across London.

What Our High Level Cleaning Services Cover

Dust settles on everything above head height, and nobody notices until it lands. In a warehouse it collects on roof steel, beams and pipework above the racking. In an office or atrium it sits on ceiling panels, light fittings and vents. Our high level cleaning reaches these surfaces from mobile access platforms (MEWPs, often called cherry pickers), telescopic high-reach systems and, where the building needs it, rope access. Dust is lifted off with HEPA vacuum systems and specialist dust removal tools, working from the top down so that nothing falls onto a surface already cleaned. We carry out a risk assessment before every job, and we survey first where the job needs it, so the written quote lists each area, the access method and when the premises will be empty. Work is booked out of hours, in the evenings or at weekends, when the building suits you.

Ceiling Surface Cleaning

Dust and debris taken off ceiling panels and the overhead structure above them, from a platform or with telescopic tools.

Lighting Fixture Cleaning

Dust cleaned off high-mounted light fittings, where a layer builds up unseen above head height.

Structural Beam Cleaning

Exposed beams, steelwork and overhead framework, where dust settles on every flat surface and stays until someone reaches it.

Warehouses and Industrial Units

Dust taken off roof steel, beams and overhead services in warehouses, production areas and industrial units, above the stock and machinery.

Ventilation & Air Grille Cleaning

High-level vents and air grilles cleaned on their visible faces, where dust can build up and restrict airflow. Ductwork inside is covered by our extractor and duct cleaning service.

High Window & Glass Cleaning

Glass above standard reach, including internal windows, cleaned from platforms and access systems. The outside of the building is covered by our external window cleaning.

Pipework & Overhead Infrastructure

Exposed pipework, trunking and other overhead services cleaned along their length, where dust settles on every run.

Dust & Debris Removal

Settled dust lifted from high surfaces with HEPA vacuum systems and specialist tools, rather than brushed down to the floor.

When Overhead Surfaces Need Cleaning

  • Dust building up on ceilings, beams and light fittings that the daily clean cannot reach.
  • Dust that could drop onto desks, stock, machinery or people working below.
  • Before an inspection, audit or visit, when overhead surfaces will be looked at.
  • After refurbishment or construction works, when dust settles across every high surface.
  • Warehouses and industrial units, where dust builds quickly and cleaning is often a regular programme.
  • On a set programme for facility maintenance, with the interval agreed at survey.

Methodology

How a High Level Clean Works

Each job starts with the building: the height of the space, the floor beneath it, what hangs or runs overhead and when it is empty. That decides the access equipment and the order of work, and it is written into the quote.

High Level Cleaning Questions

Common Questions About High Level Cleaning

What facilities and warehouse managers ask us before booking work at height.

What is high level cleaning?

High level cleaning is the cleaning of surfaces above normal reach in a commercial or industrial building: ceiling panels, exposed beams, high-mounted light fittings, pipework and trunking, vents and grilles, and glass above standard reach. Dust settles on these surfaces slowly and is easy to miss from the floor, until it drifts down onto desks, stock or equipment. A cleaner with a mop cannot reach it, so the work is done from access platforms or with telescopic systems, planned around the height and layout of each space.

What kinds of building need high level cleaning in London?

Warehouses, production areas and other industrial units need it most, because dust builds quickly on roof steel, beams and pipework above the racking and machinery. Commercial buildings with exposed ceilings, ceiling voids or an atrium have the same problem on a smaller scale. So do communal spaces and large residential developments with tall stairwells or lobbies. The test is height: if the daily cleaning team cannot reach a surface with their normal equipment, it needs its own visit, booked and priced separately from the routine clean.

Is specialist equipment needed for high level cleaning?

Yes. Above normal reach the work needs access equipment. Our specialist team uses mobile elevating work platforms (MEWPs, often called cherry pickers), telescopic high-reach cleaning systems, HEPA vacuum systems and specialist dust removal tools, and rope access where the building calls for it. Which one is used turns on the height, the floor underneath and what is being cleaned. Work at height falls under the Work at Height Regulations 2005, which expect the safest practical method, so the method for each area is agreed before work starts.
